Our Cancellation Policy
We understand that booking a room in student accommodation can be a big decision. We also know that bookings are often made before you know what your exam results will be and that your personal circumstances may change unexpectedly prior to you moving into your new accommodation.
Please note: the cancellation policy (other than the mandatory 14 day cooling off period) is a concessionary policy only and whilst we endeavour to deal with applications openly and reasonably, you are not guaranteed the right to cancel.
This policy sets out the process for requesting a cancellation and the fees involved.
Cancelling within a 14 day period (14 day ‘cooling off period’)
You may apply to cancel your booking in writing or via email to the Residence Manager at your chosen residence at any time during the 14 days after you have signed your Licence To Reside (LTR). Once we have received this application in writing, we will confirm the cancellation, refund your full deposit of €300 back to you, and the LTR will be terminated.
If you need access to your room within 14 days of booking the room, it will be necessary for you to attend your chosen residence in person to sign the LTR and pay the deposit. In that case, a right to cancel during the following 14 day period will not apply.
Cancelling before 4th August 2017
Outside of the 14 day cooling off period and prior to 4th August 2017, you may apply to cancel your booking in writing or via email to the Residence Manager at your chosen residence. Once we have received your application in writing we will confirm the cancellation, retain €50 from your deposit to cover our costs, refund the remainder €250 of the deposit to you, and the LTR will terminate.
Cancelling after 4th August 2017
Outside of the 14 day cooling off period and on or after 4th August 2017, you have no automatic right to cancel the booking and/or terminate the LTR except in accordance with the terms of the LTR. You may still request to cancel your booking in writing or via email to the Residence Manager at your chosen residence, but you would be fully responsible for finding a suitable replacement student to take on your room for the remainder of the period of your LTR. Only when a suitable replacement has been found by you and accepted and confirmed by the Residence Manager will we release you from your LTR. In that case, we will retain €50 from your deposit to cover our costs and refund the remainder €250 of the deposit to you, unless you have already collected your keys to the residence, in which case the refund of the deposit will be subject to an inspection of the room and the terms of the LTR.
If you apply or request to cancel your booking after you have moved into the room, Uninest Student Residences retains the right to charge €100.00 and retain this from your deposit, to cover the costs of cleaning and preparing the room for a replacement student.
Applicable to prospective first year undergraduate students only
If you are not successful in obtaining your place at your chosen University then don’t worry, we can help. We will consider releasing you from your AST provided the following criteria are met:
· You submit your request to cancel in writing or email to the Residence Manager at your chosen residence 0n or before the 21st August 2017, with the following supporting documents:
· A copy of your rejection letter from the University
Once we have this, we will confirm receipt of your request to cancel and refund your deposit of €300 back to you and any advance room fee payments.
